  • HUD Capital Leveraging Financing Program New Jersey Housing and Mortgage Finance Agency 2005/2006 New Jersey HUD Capital Pooled Leveraging Financing

    NW Financial is one of a handful of financial services firms approved by HUD to perform management assessment services in conjunction with its Capital Leveraging Program. For the first time, public housing agencies (PHA) are authorized to borrow funds for capital improvements and to use annual capital funding received from HUD to pay the debt service on the financing. This program enables PHAs to accelerate the development, modernization and repair of public housing units by pledging a portion of current and future capital fund allocation as collateral for borrowing. The management assessment process involves a detailed review of a PHA’s management policies and procedures, housing portfolio, and development initiatives.  Specifically, NW Financial is required to:

    Participation in this program has exposed NW Financial’s professionals to a diversified group of PHAs; we have provided financial services for PHAs from New Jersey to California. NW Financial has worked with multiple PHAs participating in pooled loan programs as well. Working with these housing authorities and assessing the capital needs plans developed to address their financial needs provides an excellent basis for providing financial advisory services to other housing clients.
