dcm@nwfinancial.comDaniel C. Mariniello, President, has been with NW Financial since 1997, providing them with his public finance and affordable housing experience and expertise. Mr. Mariniello has taken on the responsibilities of coordinating the firms various business lines and organizational structure. Mr. Mariniello formerly served as the Managing Director for the firm's federal work with the United States Department of Housing and Urban Renewal's (HUD) Mark-to-Market program. Under his first-rate management, NW Financial restructured more than $500 million in FHA insured loans through this program. It is through these vast restructurings that have merited Mr. Mariniello the recognition as a public housing financial expert earning him invitations to speak amongst colleagues at various conferences including the Jersey Affordable Housing Management Association's (JAHMA) annual conference in 2003 on a panel discussing the preservation of affordable housing in New Jersey and in 2007 discussing Section 202 Refinancing.
Mr. Mariniello continues to sharpen his expertise by assisting the firm in a variety of financing programs and by creating specific formats with computer models for an assortment of transactions including: FHA financing programs, commercial mortgage lending, assisted living facility financings and various governmental transactions such as: public/private partnerships, solid waste financings, advanced refundings, revenue bonds, pooled loan programs and lease revenue bonds. He also plays an instrumental role acting as Financial Advisor to several government entities, including the Passaic County Improvement Authority, the Union County Improvement Authority and the City of Perth Amboy.
Most recently, Mr. Mariniello was instrumental in assisting the City of Perth Amboy in the complete restructuring of the City’s debt profile. The $46,892,500 issuance of General Obligation Bonds included the first Convertible Capital Appreciation Bonds sold competitively in the market place.
Mr. Mariniello has also acted as advisor to numerous Public Housing Authorities across the country. In particular, NW Financial is one of only a few companies approved by HUD nationally to prepare Management Assessments for the Authority’s participation in capital leveraging financings. Under Mr. Mariniello’s direction, NW Financial has prepared over 35 assessments in New Jersey, Texas, Rhode Island, California, Tennessee and New York.
Mr. Mariniello has a Bachelor of Arts degree from Villanova University.
